Would this work well for applying Zip tape onto house sheathing?

I think so. I used it on my floor. But I haven't tried it on zip tape

Why is the handle designed to separate? This is the second roller I purchased with the same design. Why?

Its meant extend and lock at the desired length. If you don’t lock it down correctly, it may separate during use.

Will this tool roll out wrinkles in new carpet?

My gut tells me that if I "own" a wrinklled carpet I may need this tool when I'm installing a better floor. On the other hand if I'm renting a place with a wrinkled carpet I should move out.

Will this get the edges and corners?

We used it on a wall to do a “shiplap” look with stick on vinyl flooring and it worked great for us. Was able to get along the wall edges and corners.
