Above and beyond what I expected
This book is SO good. It's absolutely packed with information. I honestly was not expecting this book to be so informative and fun to read. This is literally an encyclopedia of commercial real estate advice, but it doesn't read like a text book (even though it's much more informative and detailed than a textbook). The author speaks through the jargon with wit and humor, giving relevant first hand accounts as the book goes along which makes me look forward to the next page. I've actually paused my endless loopnet searches until I've read this book cover to cover.Pro tip: add page tabs, highlighters, and pens to you cart along with this book.6/5 stars

A Fantastic (Very Informative) Book!
This book is full of great information and it's structured in a really creative way. Basically the book is exactly as it's titled but delivers a lot more than that.It is like an encyclopedia but, for each topic within the realm of commercial real estate you get not only definitions, but strategies and anecdotes to help you understand the concept and how it might apply to your own business. In addition, you get call-out boxes entitled "Time and Money Saving Tip", and some of these alone would be worth the price of the book.Overall, very helpful book, especially as you start to take on larger deals on your own; it's nice to have a reference to guide your thinking.

This is an absolute must read book for investing in commercial real estate.
Terry,I will like to truly say thank you for writing the book "The Encyclopedia of Commercial Real Estate Advice" which I have read twice already and will be reading for a third time. Your book has elevated my IQ within the CRE space to levels that would have taken years to learn. My background has always traditionally been through C&I lending and for the past 10 months I have been working within the CRE lending space and your book help bridge the gap in areas such as ground-up construction, the 7 preapproval steps to assess a deal, the importance of an executive summary, tenant rollover risk, and etc. Although, this book may have been intended for investors and developers; I have learned a lot as a lender from reading your book. So, thank you again for writing this book.

THE book you need to read for investing in commercial real estate!
Mr. Painter does an excellent job of covering all of the critical components of commercial real estate investing. This book provides real world examples and is easy to understand. Mr. Painter is very transparent and gets straight to the point on what to expect at each step along the way. I was looking specifically for solid information on commercial lending and my expectations were exceeded by a long shot! This book is like having a seasoned mentor by your side. It is a must read and one I’ve been recommending to many of my friends and colleagues.

Easy to read and understand. Concise, articulate and very helpful.
I had a hard time putting this book down as it is such a good read. I own 5 residential rental properties as well as a commercial building, and have wanted to expand my commercial real estate portfolio for a long time. After reading Terry Painter's book I now feel I am armed with the knowledge to start making offers on apartment buildings. I have been analyzing a lot of properties lately based on what I have learned from this book, and feel confident removing the fluff which the listing agents are often selling. I keep running into real estate terms that I would like to learn more about, like - internal rate of return (IRR). All I have to do is look it up in the book's index and not only do I get the definition, but also practical advice on how to apply the concept. The author talks about commercial real estate being a business. For anyone interested in learning this business, this book is a godsend!

Excellent real estate investment book for anyone who's in or looking to be in investment real estate
This book is a great read, and very informative for real estate investors; whether beginner real estate investors or advanced. There are outstanding tips and information for avoiding mistakes and pitfalls as buyers; especially during the due diligence phase of a real estate transaction. The book is loaded with time saving and money savings tips, has smart strategies from preparing your offer to purchase to repositioning a property, from student housing to senior housing (and everything in between), and many more constructive real estate concepts and ideas; like examining your break even ratio, understanding cap rates and your buyer's pro forma to evaluate if the real estate is worth buying in the first place, and so much more. A must read and a must have for anyone looking to be in commercial real estate (even works great for examining smaller residential type real estate investment multifamily transactions - 4 units and below), or who already is in commercial real estate. A real wealth of real estate information. Don't get into another real estate investment transaction, or getting into your first investment real estate transaction, without first reading Terry Painter's The Encyclopedia of Commercial Real Estate Advice.

This book made a great addition to our “real estate library”. It was a great read full of helpful information. If you’re considering investing in commercial real estate you should absolutely buy this book and give it a read.
