Easy reading
I bought Tax Lien books written by Larry Loftis, Jamaine Burrell and Don Sausa and read them in the order listed. All are excellent books. I recommend that you buy all 3 books if you are serious about understanding tax lien investing. I have posted reviews in a "bundled" fashion under all 3 books. Amazon offers purchase of all 3 for about $49.Loftis consists of 3 parts and 2 appendices. Part one talks about tax liens, part two about tax deeds, part three about the list of states. He discusses procedures of purchasing tax certificates, strategies for investing through liens/deeds, how to compete effectively against the so-called "institutional" investors. He shows the reader how to calculate the yield under different scenarios.Burrell's book is very detailed, matter of fact approach. All the benefits and pitfalls are covered. There are 11 chapters that discusses in detail liens, deeds, tax sale procedures, delinquent properties, bidding, income and growth, how to obtain financing, legal issues such as setting up LLCs or PCs, foreclosures, various state laws etc.Don Sausa has takes a complex subject and simplifies it. After reading the first two books, reading Sausa's book is a breeze. It suggests a chapter a day but I read through this entire book in less than 3 hours. If goes step by step.Investing in tax liens requires, time, patience and money. One cannot do this "on the side" but it can certainly be a full time job and I can see the potential rewards.

Easy to read and funny
The author managed to give some fresh humor to this book, keeping it from feeling like a text book. Wordsmiths would probably go crazy on his writing style. The truth is, his humor is what has kept me from getting bored. Plenty of books tend to stretch out the point, while in this book, most of the meat is solidly outlined in seven easy steps with plenty of illustrations. This book gets to the point. So, for those who want to gain knowledge and guidance regarding the real estate tax liens and foreclosure, along with some fun and humor, this is a good choice to start. On top of that, apparently he answers emails on questions on his web site. If you want a text book with no humor on real estate and want no pictures or illustrations, this is not the book for you.

Good starting book
I want to give this book a star of 4.5 because I think it is clear and straight to the point about the topics. It helped me understand what kind of investment it is and more importantly, it tells me about the possible risks/problems. There are many books about the same topics and many of them simply address too much about the "easy, simple and safe" side of the investment. The reality is all successful investment takes some research. But this book doesn't seem to be hiding any potential problems and certainly showed me a clearer picture of this type of investment and how to do it. I recommend it for anyone who is interested in this field, especially beginners. Thanks!

Easy read lacking in value.
Very, very quick and basic read about tax liens and deeds. I came away with many questions that probably should have been answered in a book like this if it was more comprehensive. The book is extremely over-priced in my opinion and had I known the lack of info on the main subject existed I wouldn't have bought it. The authors website is out of date in spite of him directing you to it multiple times throughout the book.

SOLID AND EFFECTIVE
This is the most practical tax liens/real estate book I have read to date.First, it gets you to the details on how to execute a sale. I read quite a bit already from online and other books on how to look up state laws and state statutes...but none of the guides show you exactly what happens in a sale. This one does and it includes online auctions.Second, it is a no-hype book, the advice is clear cut and illustrated examples show you how to research property. You would have to be practically blind not to know how to research property after reading this book with not only how to contact county officials but leveraging online real estate tools as well.Third, LAST BUT NOT LEAST the author (or the publisher, not sure) has a web site to answer questions about the book and actually has some updatse as well. WOW!

Online auctions made easy
Having done a few auctions myself, I wasn't expecting to learn anything new. But if you give a book away for a gift, you might as well know what's in it.To my surprise, I actually enjoyed reading about online auctions. It seems the new tax lien platforms is the new fad and everyone is moving all of their bids electronically using their own platform or a contractor hired by the county. This is one of the most up to date books I have read on online tax liens and tax deeds. It not only covers the online platforms but actually has a web site that links to tax lien and tax deed sales online. To summarize, this book is not for folks that already know how to do this. Most of the information is available online. But if you got people that do not want to do their homework for hours on end and want to read about tax lien sales very easily, this will be my first recommendation.

FOR A BEGINNER LIKE ME, FIRST BOOK TO BUY, VERY SIMPLE
I probably should have read this book first before reading others. This turned a complexed topic into something very simple and the topics from bidding in an auction to even finding auctions are broken down into easy steps. Highly recommended for beginners. Very, very simple to read and seems to have been designed for folks that can't stand reading legalise. The online web site support is unique. I was able to look up upcoming online auctions that's happening this month. Easy reading and free support? Money well spent.
