3 month after installation: it become very difficult to open the door. The problem : when the lock turned off, it takes time for the lock/backplate to demagnetize. To speed up the opening, the back plate has a spring, pushing lock out from back plate. This spring is flimsy and wearing out. As a result after 3 month of use you have to hold the key for few seconds before the lock is opening up. So after 3 month I had to modify the backplate and put a new spring. Lock itself so far works ok.

Does a great job on my 20ft swing gate. Only had for two days thou. Be warned, I had a professional install it because the cord is very very short! Does not come with a bracket so he had to weld it on and make one.
