Tanner who has never committed to a woman finds himself slowly falling down the rabbit hole when he encounters the whiskey-eyed beauty Emma who touches his soul. Absolutely loved this captivating story you can't help but keep turning pages until the conclusion. The author does a fabulous job with Emma and Tanner as their fiery romance builds; they are wonderful together. I so adore the humor, protectiveness, and the family love. Emma beams in this story and she stands up for what she believes in. You can't help but fall in love with Tanner and learn to respect him too. If you treasure romance this is a fabulous book for your library. I found this to be a most entertaining read and I loved it so much, {I voluntarily reviewed an advanced copy.} Without reservations, I recommend this book.

I can't say enough about how much I love this Cocker family series. The love stories, the alpha men, the strong women, the generations of crazy family members. I just love it all. This book was an extra special surprise treat for me because I love older man/younger woman romances. Tanner was a bit of a jerk, well he was more than a bit of a jerk. He also, it turns out, had a not so great history with Emma's dad. Now we all know by this point in the series, that if you tick off one Cocker, you tick off the whole Cocker clan, so right from the get-go Tanner had an uphill battle with getting Emma's family to come around. But even before that could happen, he had to get Emma to come around. The chemistry between these two right from the very first chapter was fabulous. Hot, biting, snarky banter created beautiful sexual tension that eventually erupted. This was just flat out another awesome Cocker family romance. I seriously hope we never run out of Cocker family members to read about, because Faleena Hopkins has created a family that I just adore. Everybody from Grams to the newest babies in the family - they're just all fabulous. I love catching up with them and every book I've read in the series has been a total delight. So, get ready for the next Cocker family BBQ, because there is going to be some fire between Emma's tight-knit family and her new man Tanner. Standalone within a series, but it does have overlapping characters from previous books. HEA. No cliffhanger. No cheating.

I received an ARC for my honest opinion, but I also purchased a copy. I loved this book. Emma has always gone with the flow and listened to what others have told her to do, but now she knows what she wants and won't take no for an answer. She works hard at her job and goes above what is expected of her. She loves helping people buy the perfect home and now she is tasked with finding the perfect home for Tanner. Tanner doesn't do relationships and he doesn't do younger women. He is married to his company and is happy with his life. Emma challenges him and his perception of her. She won't let him treat her like a little girl and she surprises him with her tenacity and dedication to finding the perfect house for his needs. The surprise of a past meeting between Tanner and one of her family members causes conflict for everyone involved. Misconceptions have soured over the years and now it effects Emma. She needs to get the truth or lose what might be the most important person in her life. Such a great story with wonderful characters. The brothers are in this one more and the cousins are holding their connections strong. Hannah is in here a lot with advice and love for Emma. You will enjoy this book.

I absolutely love this family series ! Emma has certainly showed us that yes she is a Cocker ! Emma Cocker is quite a little surprise. On the outside she is sugar and spice and everything oh so nice. She is always proving herself as an adult to her extremely large and overprotective family. Taking a job as a real estate agent was something that she loves. Leaning the about all she can about the homes that she shows has become her specialty. The moment that she meets Tanner Hamilton to show him a home she is overwhelmed with the instant attraction that she feels but she is professional and hides it oh so well. Tanner is a brooding, suave, experienced man that has closed himself off in the romance department . He knows that this beautiful sight in front of him is much younger than the women that he sees but he can't keep her from invading his thoughts! Yes he has woman to warm his bed but that is the end they know the deal. Don't get attached. The instant he lays eyes on the sassy Miss Emma he knows that this feeling that he has is something oh so different than he has ever experienced before. I love the witty banter, sexual tension, flirtatious conversations and the respect that they hold for each other. Let us know add in family drama, a past history of tension with Emma's father and a bitch of a boss and let the games begin!!!! Loved it !! ~~Michele McMullen ~~

I have never read a series that has captured my attention or heart like this one. Can't wait for more and love how we can continue to see all the characters that form this special family interwoven in each book.

LOVED Emma's story! She and Tanner were fiery and passionate. I loved their strength and their courage to be together in the face of her father's disapproval, even though it broke her heart. I loved how much light and levity Emma brought into Tanner's life. The two of them had great banter, peppered with sexual innuendo, and for someone who seemed a little bit remote to begin with, Tanner had ALL THE WORDS! Fab read!

There is something about the Cocker family that just invites you in and makes you feel welcome, they are a very close family and loyal to a fault. Jakes's baby girl has fallen for someone who has a grudge against him, you think to yourself, how does Faleena make this on work. When you take on one Cocker, you end up taking on the whole family. Tanner is a successful, driven business man, in the market for a house, Cora, Emma's boss doesn't want to deal with him and sends him Emma's way, which chain starts the beginning of witty dialogue and heavy flirting. Though Tanner is a lot older than Emma's previous boyfriends, within minutes you realise that he is the man that will bring the best out in Emma. I love the fact that the hot steamy action does not occur until their relationship has been firmly solidified, whew you have to feel sorry for Jake imagining his Baby Love with an experienced man instead of a wet behind the ears boy. Like every other couple, they have to work their way through misunderstandings, passive aggressive bosses and family disapproval. The friendships between the cousins and siblings are great, they love and fight with such gusto. A lot of laugh out loud moments and a few "what the hell is your problem" situations where you wish the character would just get over themselves. All in all another great addition to this fabulous series....loved, loved this book I received an advanced copy of this book for an honest review

Emma is the daughter of Drew & Jake (Cocky Roomy). Emma is considered to be the nice, quiet one of the cousins. But as a Cocker, she's strong, defiant, sassy & confident. Despite being constantly undermined & belittled by her boss she remains committed to her passion & desire to be successful & going above & beyond to ensure the client is happy. Tanner is the underdog Alpha who comes from humble beginnings determined to make more of his life while leaving a trail of broken hearts in his wake & companies dismantled & sold off. I am amazed that Faleena is able to produce book after book that is unique in it's own right while still staying true to the Cocker heart of this series. Highly recommend this book & all the others in this series

I am very glad she as found someone that she really loves and will take no nonsense from anyone love !I've it
